Submit a planning application in North Dorset

Please note

We are working on clearing a backlog of applications which are due to be validated. Updates will be regularly posted here. Applications are currently being validated within three weeks of receipt for West Dorset and Weymouth & Portland and within three weeks of receipt for North Dorset. We apologise for the inconvenience this may cause; we are working hard to resolve this.

 We need certain information for an application to be valid.

This document is sometimes called the Validation Checklist. It tells you what we need to register your application. It helps to make sure you give us all the information we need. If you don't, we will have to contact you for more which can lead to delays.

In most cases there will be a fee. Find out how much it will cost.

Important changes to submitting planning applications through the Planning Portal

Please note that the Planning Portal is launching its new Financial Transaction Service on 10 September – this will require any planning application fee to be paid at the same time that the application is submitted.  Full details can be found on the Planning Portal Web Site.

Apply through the Planning Portal

The Planning Portal gives step-by-step advice about planning and lets you to submit and view your applications

We always suggest that you apply online but you can get all the forms from the Planning Portal.

Once you've applied

Once we get a valid application we will register it. It's allocated to a case officer, a site notice is put up when required and it will appear online for comments. Progress of the application can be seen online. The case officer will assess the issues; taking account of:

  • relevant planning policy
  • consultee responses
  • comments on the application
  • other relevant matters

Our guidelines

We work to the following guidelines, unless we think there are exceptions to do otherwise.

Negotiations

We will not negotiate on applications:

  • that could go beyond the target date unless an extension of time is agreed
  • or where:
    • a proposal is unacceptable in principle
    • further long term marketing or wildlife surveys at a different time of year are needed
    • the negotiations would, in our opinion, result in a fundamentally different proposal
    • a proposal doesn't meet our pre-application advice

Amendments

On non-major application we will only accept one set of amendments submitted as a single package. We will allow for one further round of consultation as considered necessary.

Major applications may have more than one set of amendments if these are likely to overcome objections from statutory consultees.

The case officer will prepare a report and recommendation.

We will decide the application in accordance with our:

  • constitution
  • scheme of delegation

This means that most applications are not reported to the planning committee.

If you get approval

A grant of planning permission may have conditions attached which must be adhered to before, during and after the works. Find out how to confirm you've complied with a condition.

If you don't get approval

If your application is refused you usually have the right of appeal to the Planning Inspectorate.
